Houghs Neck Homeowner Info Event Tues May 15th 7pm

Open Meeting for Houghs Neck Community Council featuring Register William O’Donnell Guest Speaker

Norfolk County Register of Deeds William P. O’Donnell has been invited to speak to the members and guests at an open meeting for the Houghs Neck Community Council on Tuesday evening, May 15, 2012 at 7:00PM.  The meeting will be held at the Houghs Neck Community Center, 1193 Sea Street Quincy. Refreshments will be provided by Red Door Real Estate during the event. Everyone is welcomed and encouraged to attend.

The short speaking program will touch on the historical nature of the Registry and the Register’s efforts to modernize and computerize the vast number of Norfolk County real estate records. The Register will also speak about the Massachusetts Homestead Act as well as other Registry related matters. The Massachusetts Homestead Act offers protection to homeowners against the value of their home should the homeowner be sued for any reason. Once a declaration of homestead is filed creditors cannot take a home to satisfy debts up to the amount set by law. The Register will be able to provide homeowners with Homestead declaration forms during the meeting.

Following his remarks, the Register will be available to answer individual questions.  A computer and printer will be available to access an individuals real estate records should attendees wish to confirm the status of a mortgage discharge, get of copy of a recorded deed or check on any other filing.  Although the Register and members of his staff cannot provide legal advice, they can provide answers to basic questions, give general information and assist in showing residents how the free public access computers work.

The Norfolk County Registry of Deeds, located at 649 High Street, Dedham, is the principal office for real property in Norfolk County. The Registry is the basic resource for homeowners, title examiners, mortgage lenders, municipalities and others with a need for secure, accurate, accessible land record information. The Registry land records back to the founding of Norfolk County in 1793 are available for online viewing. Quincy MA Homes Sales off to a strong start for 2012

For Quincy MA real estate, the first quarter of 2012 has proven to start off strong. Blame it on the weather, although this time for a good reason.  Some agents may attribute the market’s success to the mild winter but whatever the reason, things are looking up. Homebuyers are out in full force here in Quincy MA. The past 2 weeks of open houses for Red Door Real Estate have been successful with almost 22 prospective buyers attending on for our competitively priced 3 BR in Houghs Neck on Macy Street and 12 prospective buyers on our newest 4 bedroom home at 136 Palmer Street in Quincy. Open house attendance at this level was thought to be a thing of the past; however it is welcomed with open arms. According to the National Association of Realtors, pending home sales for Q1 is well above last year. As of April 3rd, 2012 there are 60 single family homes in Quincy MA that are currently under contract to purchase. Buyers have experienced multiple bidding situations, which is a great indication that the Quincy MA market is off to a great start. How to Find a Safe Neighborhood to Live

If you are looking to buy a house one of the most important things to consider is the location. Verifying that you will feel safe in that neighborhood before making a move will help eliminate future regret. Now how can you go about finding out the dirt on a specific neighborhood? There are many websites online that can help provide statistics on crime in the area as well as school reviews; however there is no better test then your own personal experience. Much of the data online can be confusing; if you don’t know what you are looking at how do you know what it all means? Our advice is to take a tour of the neighborhood yourself. Go for a walk or even a drive around the neighborhood. This should be done once or twice and at various times of the day to get a better feel for the environment. Do you feel safe as you walk around? Are the homes in the neighborhood taken care of? Look out for signs of neglect such as uncared for lawns, broken windows and graffiti on homes. These signs may also mean the homes in the area are neglected or vacant which can attract crime. Go by the home or neighborhood at night. This will give you a chance to see if the neighborhood changes once it gets dark. It does not hurt to ask business owners in the area as well. Locals can be a great source of information; however they may be biased since you are asking about their own neighborhood.

Another good place to get information on the neighborhood is from the police department. You may want to try and reach out to the local police stations and ask what type of information they can provide. Some local police departments even have website where they post data on police calls made and their location.

Now, if you would like to view crime data online there are a number of sources you use to do your research. Typically the data is displayed on a map that can be searched by neighborhood.
