Joining a boutique real estate brokerage can be a great way to jump-start your career in real estate. So, what is a boutique real estate company?
You may already know the difference between a franchise real estate company and an independent brokerage, but many people have never heard the term boutique used to describe a real estate agency. A boutique real estate agency is typically independently owned and operated but offers unique advantages that larger, more corporate brokerages do not.
The focus of a boutique real estate company, like Red Door Real Estate, lies on our agents and customers rather than nationwide recognition or multiple market expansion. Our agents have all the same resources available to larger “big box” companies backed by a more personalized business model designed to adapt to the changing needs of our agents and the industry. When you join a boutique real estate company, you’ll benefit from individualized attention from experienced agents who will help build your business.
Here are 5 reasons why joining a boutique real estate company may be the best decision you will make for your real estate career:
More Money In Your Pocket
Most franchise real estate companies are required to pay additional fees just for carrying the franchise name. This fee trickles down to the individual agent and is usually assessed on every transaction. This means when you sell a home, before your commission is calculated a fee must be paid off the top of the commission to the corporate office. Boutique real estate companies are not required to pay fees to anyone other than the office and the agent, meaning more money in your pocket on every deal!
Innovation Happens Quickly
With complete control over operations, a boutique real estate agency has greater flexibility and control when it comes to customizing its services and offerings to meet the needs of the local market. Large companies are often constricted by corporate “red tape”, preventing their ability to be innovative. Boutique real estate companies can offer cutting edge customization in marketing or technology without hesitation.
Collaboration Over Competition
At a boutique real estate agency, the success of each agent is a reflection of the company as a whole. For that reason, they operate a close knit culture where agents collaborate and support one another like a team while keeping an independent agent model.
Management Support
By far, one of the most important things to the success of a new real estate agent is the support they receive from their broker or manager. At a boutiques real estate company, agents receive one-on-one training and mentoring from their managing broker. Rather than learning in a classroom environment every agent will thrive with individualized training and constant support from the entire team.
Freedom to be You
More and more people have become accustomed to commuting less and working from home more. Boutique real estate companies tend to have more relaxed office environments, so agents are not required to work “desk time” or be present in the office like some franchise environments. This allows agents to dedicate more time to service their buyers and sellers.
Working for a boutique real estate company truly allows you, as an agent, to be an entrepreneur and run your business the way you would like.
At Red Door Real Estate, we aim to provide great service to our clients and build a company that both supports and elevates our agents. Our agents are empowered to make decisions that will bring their clients closer to achieving their goals.

2022-08-02T14:33:00-07:002022-08-02T14:49:26-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:2120Big News! Red Door Real Estate unveils new logo as part of new branding campaign.Red Door Real Estate has unveiled its new company logo, the cornerstone to an overall brand refresh.
Design features were carefully selected to emphasize the strength and evolution of the company since its founding in 2010. Reveled on January 21st, 2021, or 1-21-21, Red Door has been working diligently to replace any online and traditional marketing featuring the new logo. While this marks the new beginning of the Red Door Real Estate brand, the company’s commitment to their core values of trust, integrity and reliability have not changed. If anything, the design of the new logo and refreshed branding only reinforces these characteristics on which the company has built a solid reputation on.
The Process
Over the past few months, Madelene Cheney, Owner of Red Door Real Estate, has been working hard behind the scenes to create a fresh, contemporary logo to both compliment and elevate the company’s brand. Despite some minor changes, the logo has been with the company since being founded in 2010. Since then, the company has grown and evolved and the new logo needed to project that.
During the initial stages, Madelene turned to online crowdsourcing resources to gather logo ideas. After hosting an online logo design contest, she received more than 265 logo designs. After narrowing it down to a handful of her top choices, she worked with a local designer to finalize and perfect the design. The result is a simplified (yet bold), modernized design.
Design Elements
The new design has a refreshed color palate consisting mainly of crimson red, highlighted with classic black. While the previous logo included some shading and variations in the red; the new logo color choice is a clearer, bolder (yet welcoming) choice. With red being part of the company’s namesake, the warm color used in the logo evokes an excitement while offering a comforting or happy feeling.
The company name, Red Door Real Estate, has always been the main element of the logo design. Keeping this the main focus was an important part in the design process. The previous logo included a more formal “serif” font for the top line of the name and a script or handwriting font for the second line. The refreshed logo displays a much simpler typeface than the previous logo which felt antiquated due to its use of a Serif style font. By using a cleaner, “sans serif” style font, the new logo projects a more modern image that is more relevant to today’s consumer.
One of the most recognizable aspects of the design is the monogram or “RD” letter mark, cleverly designed to spotlight the “red door” inside of the letter D. While the monogram letter mark is incorporated in the logo, it can also be used as a standalone logo. Red Door’s decision to enclose the letter mark in a circle and do away with the sharp angles of the roof line in their previous logo is a smart way to depict a softer, more harmonious message.
A circle is the universal symbol for steadiness, timelessness, and unity. The use of the circle in the overall logo and letter mark captures Red Door’s continued strength through the years and conceptualizes the unity or partnership that Red Door builds with all their clients.
What’s Next?
The unveiling of the new logo is just the beginning of Red Door Real Estate’s refreshed branding campaign. The company has plans to roll out upgraded branding both online and through traditional media, changing all the company’s signage, business cards and marketing collateral. The next exciting milestone is the creation of a new company slogan, or tagline. Red Door has decided to turn to those that know them best for ideas, their agents, clients, and neighbors. Throughout all of March, Red Door will be running a contest to help them choose a new company tagline. The tagline will be used on various marketing pieces as part of their refreshed branding campaign. Anyone over 18 can enter so stay tuned for more information! Winners will be announced on March 22st, 2021.
Despite the new look, the enhanced branding does not change Red Door’s primary focus. Red Door Real Estate will continue to provide the same, or better, professional real estate advice and guidance with honesty and integrity.

It's almost time... on January 21st, 2021 Red Door will reveal an updated logo and refreshed branding, reflecting our evolution and growth as a leader in real estate. Red Door Real Estate, has grown to become one of Quincy MA’s most respected and recognized real estate agencies. This exciting brand refresh include a refreshed logo, designed to signify the company’s strength and endurance, while remaining true to its longstanding reputation.
Red Door Real Estate was founded in Jan 2010, just as our country was slowly digging itself out of one of the worst economic recessions in history. This was not a time when entrepreneurs were starting business but founder, Madelene Cheney, recognized the need to offer personalized service that could adapt to the changing needs of real estate.
Red Door Real Estate has remained a constant in the Quincy MA real estate market, celebrating its 10 year anniversary in 2020. What would usually be an exciting milestone for the company was muted by the worldwide health crisis known as COVID 19. As much of our lives have changed over the past year and we adapt to the “new normal”, both the real estate market and the real estate consumer have evolved as well. Red Door’s rebranding initiative aims to project a more unified and contemporary look while evoking a sense of partnership and unity through its carefully chosen design elements.
While there was no issue with the current logo, the brand refresh encompasses a renewed energy. Making a bold statement about the company’s future. “Our logo has been with us since the company was founded in 2010. Over the years we have made a few slight changes; however, the adjustments were so minimal they went unnoticed throughout all marketing channels. Our logo has seen us through so much growth, but it was time for a change,” states Red Door Real Estate Owner Madelene Cheney.” “Red Door has matured so much over the past 11 years that our logo and brand identity needed to reflect who we are today.”
Following the reveal of the redesigned logo, Red Door Real Estate will begin to rollout new branding across all media platforms, and has already started creating a buzz on social media with “teaser” and coming soon posts. Over the next few months the redesigned logo and sophisticated brand updates will appear on new yard signs, business cards, company website and all communication collateral.

Jose brings a diverse skillset and consultative approach that will help him guide his clients through the home buying or home selling process. Jose hopes to use his passion for helping others to be an irreplacable resource for first time home buyers and home sellers throughout the South Shore.
As a resident of Quincy, MA Jose lives in the Houghs Neck with his wife Angela Lu. He was raised in the Boston (Allston) where he lived for many years prior to moving to Quincy. While Jose plans to focus his real estate career in Quincy, Braintree and the surrounding South Shore areas, his first-hand knowledge of various Boston neighborhoods will also allow him to assist clients in the city.
Jose studied at UMass Boston, where he graduated with a Bachelor of Science in Finance and a Master of Business Administration. After graduation, Jose began working in Campus Center Operations at UMass. Through this position he developed a passion for helping others; guiding them through major events in their life such as getting a degree or entering the workforce. Using his prior work experience and education in Finance, Jose is prepared to harness that passion to guide his clients on one of the biggest events of their lives when buying or selling a home.
Jose has gained a great appreciation and unique knowledge of different cultures through both his personal and professional experiences. His parents emigrated from Guatemala and he is fluent in Spanish. Jose enjoys traveling and hiking around New England. He loves dogs (but not as much as he loves coffee), binging on Netflix, expanding his business knowledge and skills watching Youtube videos and taking online courses. Red Door is excited to have Jose as part of our team of real estate professsionals. 2020-12-28T19:01:00-07:002020-12-28T19:25:45-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:1826Top 3 factors that tell if now is a good time to sell your homeIt is understandable that home sellers may be concerned that their home will not sell due to the COVID 19 pandemic. When the health crisis first hit, the economy seemed shaky and the real estate market in Massachusetts was put on hold. Home buyers were reluctant to move forward with their home purchase plans and home sellers held off on listing their home as well. However the resilient real estate market in Quincy MA and the South Shore proved to still move forward and continues to thrive. So how can you tell if it is a good time to list and sell your home? Here are the top three factors.
Sell when home buyer demand is high
Home buyer activity is surging despite the slight set-back our local markets experienced in March and April. With home inventory levels at an all-time low, buyers are now experiencing multiple offers and bidding wars when submitting an offer on a home. Red Door agents have experienced, on average, 3 offers on a home at a time and in some cases much more. While this may be frustrating for home buyers, it is very favorable for home sellers, making this an excellent time to sell your home in Quincy or throughout the South Shore.
Sell when competition is low
One of the best times to sell your home is when competition is low. Here in the South Shore MA home sellers may try to plan to list their home when buyer demand was high, such as during the Spring and Summer months or when listing inventory is lower, such as during the colder winter months. Trying to plan the best time to sell your home using this method could be frustrating. We have experienced low inventory in local markets consistently for some time now, so timing your home sale during slower times of the year to limit your competition is no longer necessary. Sellers have the upper hand and the bottom line is, right now is an excellent time to sell your home and capitalize on surging buyer demand.
Sell at the most favorable terms
Many real estate markets on the South Shore have seen an increase in home prices as a result of buyer bidding wars. In turn, home sellers can expect to get a competitive offer for their home within 98% of their list price and, on occasion, even 100% of their list price. Home sellers can evaluate offers and weigh multiple offers up against one another to ensure the most favorable terms for the seller. Red Door agents are prepared to educate home sellers on the varying nuances of each offer and explore which terms are most favorable to their needs.
If you have considered selling your home, there may not be a better time than now. The current market offers all the right factors to support this being the right time to sell your home. Our knowledgeable agents will research the home prices in your area and provide you with a comprehensive evaluation of your home to help make your decision to sell an easy one. As a boutique real estate company, Red Door can adapt new technologies and implement new marketing initiatives more quickly than larger, corporate run real estate brokerages. Even during these trying times, Red Door continues to make great strides by rolling out new real estate marketing options for their clients.
One such technology is Red Door’s use of virtual tours in the online marketing of homes listed for sale. Although virtual tours are not a new option for showcasing a home online to potential buyers, it has gained greater popularity as a result of the recent COVID 19 health crisis. It is proven that homes that are marketed with virtual tours sell faster than homes just offering traditional photography. These days having a virtual tour option is a MUST!
Red Door Real Estate has renewed its partnership with RICOH Tours to continue to offer a 360 degree immersive virtual tour service to its home seller clients. This type of technology is similar to that found on Google Maps and provides potential home buyers the opportunity to “walk-through” the home. These 360 degree, interactive virtual tours offer home buyers a real “life like” experience, almost as if they are physically walking through the home from the comfort of their couch.
After evaluating and testing various virtual tour technologies, Red Door has decided to renew its partnership with Ricoh Tours to continue to offer this service. For the past year, RICOH tours has been a game changer for Red Door, so when the contract was up for renewal it was a no brainer. With the use of a Theta 360 degree camera and the RICOH Tours mobile app, Red Door agents can create interactive floors plans to help highlight their listings and in turn sell the home faster.
While many real estate companies rely on the individual agents to implement and pay out of pocket for this type of service, Red Door offers this to its agents as an added benefit of working for the company. Any cost, which is very minimal, is not taken from the agent up front but is paid after the property closes. “As an innovator, we are always looking for the newest technology to gain online exposure for our listings and could not imagine our agents being successful without offering this as a benefit to them,” states Madelene Cheney, Owner of Red Door Real Estate. Red Door clients have been pleased with the quality of the virtual tour and its ability to attract more serious buyers to their home.
Here are just a few of the virtual tours Red Door Real Estate has used to sell homes:

At Red Door Real Estate, we see first hand how this has impacted not only buyers and sellers, but our friends, families and small businesses across Quincy and the South Shore. In an effort to help support each other, we put together an all-inclusive list of resources and quick tips to help each other get through these challenging times.
Whether you’re staying at home with kids and need ideas, trying to homeschool, looking to support a local restaurant or business- we have it all for you below.
If you have something you’d like us to add, please comment below. We’ll use this as a growing list.
General updates:
Keep calm, and carry out. As Charlie Baker recently mandated a ban announcing on-site consumption at all Massachusetts restaurants effective Tuesday, March 17th- April 7th - restaurants have begun to offer takeout or delivery. This is a great option for you and your family.
Leave cash at home. Paper money is gross in the best of times, so whenever possible right now, consider using an alternative form of payment. Order online and pay with your credit card to minimize handling check presenters and pens. (Hand sanitizer really is helpful, though!) In-person, ask a restaurant or store if you can read your credit card number to them verbally, or even use your phone to pay.
Avoid the supermarket panic and shop local. Empty shelves are the new normal at big-box grocery stores, and who really needs more stress right now? Pay a visit to independently owned shops and markets and your own neighborhood shops for items you need at home. Like chain restaurants, big-box stores are probably going to weather this crisis with help from large-scale investors. The mom-and-pops don’t have such support.
Buy gift cards and swag. Support local restaurants right now, even if you don’t want to leave your house, by purchasing a gift card over the phone or through a restaurant’s website. While buying gift cards doesn’t necessarily put money in the pockets of tipped workers like servers and bartenders, it does help your favorite businesses shore up their reserves now so they can make it through this uncertain time.
Sign up for a subscription. It’s not only traditional restaurants that are seeing a decline in business right now. Local product selling stores are also feeling the effects of a self-isolating public. Consider buying a gift card to support a local store you like or stock up on products you love online.
Tip well. This should go without saying, but especially now. We’re all in this together!

Recognizing the need, Madelene Cheney, owner of Red Door Real Estate and long-time South Shore resident wanted to ease the transition for all residents.
“We think this ordinance is a great step to encouraging a more eco-friendly environment on the South Shore.” said Cheney. “Although there will be an adjustment period, we think this will only make our community stronger.”
The new ordinance has Quincy joining over 120 other communities across Massachusetts that have now banned plastic bags. The ordinance specifically bans all retail-checkout bags made from plastic, including bags made from petroleum or natural gas and those made from biological sources such as corn or other plants. Degradable and biodegradable plastic bags are among those that are prohibited. Although the ordinance began March 1st, retail stores will have until June 1 to deplete their current stocks of the shopping bags and after the 90-day grace period, fines will begin to be enforced.
“Quincy is Red Door Real Estate’s home.” said Cheney. “We know this town better than anyone else and hope all shoppers will think of us if they have any real estate questions... or just need a new bag!”

2020-03-11T13:52:00-07:002020-03-11T13:57:35-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:1500Time for a change? Consider a career at a boutique real estate brokerage. Are you busy hunting down the right brokerage to begin your career in the real estate industry? Or have you been in real estate a while and wondering what's happening to your commission check? The real estate industry is a highly competitive and volatile market, and there are so many benefits to working with a smaller boutique firm.
Let’s take a look at some of the advantages of working with a small boutique firm like Red Door Real Estate:
1. One on One Support
Bigger brokerages make promises of support for new agents, but at the end of the day they are often understaffed. They are hyper focused on numbers and taking time to help every new agent grow, can be a lofty goal. In addition, beware of “mentorship” fees. Many brokerages will only offer you assistance for a cut of your first few commission check. At smaller boutique companies, you get one on one support- often from the owner of the company- at no cost to you.
2. Fair Practices & Exposure
Many real estate agents who work for large scale brokerage firms complain of being duped of their rightful wages. Large real estate firms attract young and ambitious real estate professionals with their credible and imminent brand name, and then dump all their research and ground work on these young professionals. As a result, these professionals work harder than anyone else in the firm, only to collect a meager pay check.
3. Chasing Ambitions
At Red Door RE, we strive for collective growth and success, but we also encourage young and ambitious real estate agents to chase their own dreams and strive for career growth. We believe that our real estate agents are the ambassadors of our brand, and our policy dictates that the ones who put in the hard work, reaps the rewards.
Our policies focus on career advancement and professional growth. We aid agents in enhancing their professional exposure and learn from some of the best mentors in the real estate industry across the South Shore.
4. Financial Security & Freedom
Young professionals looking to start out in the real estate industry need to understand while adding a prestigious brokerage firm to their resume may increase their exposure, it will do little to provide them financial security and freedom. Most young agents associated with large scale brokerage firms find themselves with some of the lowest commissions in the industry.
Most agents in large scale firms are paid on the basis of commission, which they receive upon the sale of a property. Upon deducting the charges of the firm, and dividing the commission between other agents and professionals, the remaining amount is very unsubstantial.
Boutique firms deal with their clients on a more hands-on and personal level, allowing agents to make and close the deal on their own and with higher commissions!
In summary
Red Door RE offers a multitude of opportunities that promise professional growth and career advancement. We don’t encourage our real estate agents and professionals to run after petty commissions. Instead, we believe in educating our agents to rise as esteemed community figures and industry experts.
Finally, we believe in a thriving team marked with excellent communication and an inclusive environment devoid of any kind of discrimination. While we always encourage a healthy competitive environment, we do not believe in pitting our agents against one another. Success is an ambition that we pursue with collective and well-coordinated efforts.
At Red Door RE, the greatest advantages include fair practices, REAL leads, a present well-known community leader and owner who provides unparalleled one on one education and uninhibited support from your fellow team members. 2020-03-04T11:43:00-07:002021-01-28T09:31:36-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:1492Staging Tips to Sell a Waterfront Property in Quincy MASelling a waterfront home in one of Quincy’s coastal communities can be a challenging initiative, considering a waterfront property comes with the additional costs of several insurance policies, particularly the expensive flood insurance. Despite that, buyers seeking waterfront generally know the costs and see the value of great views, ocean air and a sense of escape!
One way to increase more views on your waterfront listings is through staging. Home staging is a dynamic aspect of selling a waterfront property as it allows you to make the house much more desirable to the prospective buyers. We put together a few tips to really make your home shine to anyone dreaming of the waterfront life.
Boost the Nautical Vibe
Waterfront homes have a romantic nautical beauty and a bold character. You can build on this by enhancing the décor with nautical elements. We suggest sea-themed paintings or wall colors, a lovely seafront seating arrangement, and ship steering wheels lining up the deck.
You can also play up the nautical vibe by adding some sand and sea shells to your décor, and light up the seating arrangement and décor with some ocean-inspired lighting fixtures and scented candles.
Depersonalize & De-Clutter
When a prospective buyer or married couple walks into your house for a staging, they do not want to see pictures of you and your family scattered around the house, or those adorable drawings you have pinned to the fridge. It is important to de-clutter and depersonalize the space to allow the prospective buyers to imagine themselves living in your house and creating a home of their own.
Depersonalization means you must put away anything and everything that ties the house to you and your family, while de-cluttering is focused on eliminating all the mess and making sure the house is squeaky clean and mess-free. This goes for any home we’re selling but rings just as true with waterfront.
Comfortable & Luxurious
A waterfront home is supposed to feel relaxed and laid-back. Focus on giving the house a breezy vibe so the buyers can walk from room to room without feeling fatigued, or being overwhelmed by the humidity. Be sure to switch on the central air conditioning unit or heating unit, depending on the weather and season, an hour before the staging begins.
You can always give the house a breezier and more luxurious ambience by adding some jute rugs, colorful pillows, and quilted throws to the outdoor seating arrangement.
Enhance the Waterfront View
Needless to say, buyers want a waterfront home for the view, and if the view is cluttered with trees, trash, garden junk and untamed shrubs, it completely denies the purpose. Be sure to trim away all trees, shrubs and other elements that may be obstructing the view of the sea.
You must also clean up the windows and window sills before the staging to make sure the buyer can enjoy the sea view from every window, doors and glass partitions in the house.

We wanted to give you some basic tips and info to help you feel more educated the next time you come across a home in the flood zone.
If your house is located in the Special Flood Hazard Area (SFHA), the Quincy coastal communities that are vulnerable for floods during the 100-year rainfall, or the 500-year floodplain that is vulnerable to severe sea storms, you will be required to have flood insurance. While certain communities require homeowners to obtain flood insurance, there are some coastal communities where it is not required but highly recommended.
Many homeowners across Houghs Neck MA, Merrymount and other coastal communities across Quincy purchase flood insurance because it is mandated by the banks upon obtaining a mortgage or a home renovation loan. It is important to note that most flood insurance policies only cover the structure of the house, and homeowners need a separate policy to insure their belongings.
Effects of Flood Insurance on Selling Price
Selling a home in a high-risk flood zone or with a flood insurance can be a challenging initiative, but in neighborhoods across Quincy, particularly waterfront homes, buyers are aware that they will have to purchase a flood insurance.
Flood insurance is often more expensive than other home insurance policies, and while the flood infrastructure across Quincy is improving, home owners are still reliant on their policies despite the added financial burden. Buying a property with an expensive flood insurance, along with all the other costs involved in buying a house, often make the prospects challenging for the buyer.
Sellers need to fully understand the challenges of selling of flood zone houses in order to make progress and seal the deal at closing. Sellers will have to provide the buyers with a full disclosure, and adding the flood insurance will add thousands of dollars’ worth of yearly costs to the final listing price of the house. Sellers can also conduct a survey of the land and provide the buyers with documented evidence of the base flood elevation of the property.
The listing price of your house must include the additional expenses of the mandated flood insurance, and in a way, this also allows the seller to gain a competitive advantage over others houses situated across the flood zone.
Importance of Flood Insurance for Waterfront Homes
Waterfront houses amongst other residential buildings, are one of the prime attractions of real estate across Houghs Neck MA, Merrymount and many other coastal communities sprawled across Quincy. It should go without saying, but purchasing a waterfront property requires additional insurance and safeguards, especially if you are in a high-flood risk zone, or even a zone that is vulnerable to high-tide storms.
Waterfront properties are at a greater risk for flooding and excess sea water, which can cause damages to the structure and belongings. Buyers must be prepared to carry the financial burden of monthly flood insurance payment, and often, this can make the buying process extremely overwhelming and unattainable for most buyers.
Recently, the Federal Emergency Management Agency, which is responsible for the federal flood insurance program, has announced a 5% reduction in flood insurance payments, which is a terrific development for buyers and homeowners of waterfront houses across Quincy. This development will allow them to save an average of around $150 a year.
If you have questions about budgeting for flood insurance, please contact Red Door Real Estate for more details.2020-02-13T10:34:00-07:002020-02-07T10:38:47-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:1439Choosing the Right Price for your Home to make a Quick SaleChoosing the right price is the most crucial step in selling your home. We will walk you through some tips and strategies to choose the right home price for the quickest sale possible.
Combination of Fair Market Value & Housing Conditions
This strategy revolves around a review of the housing conditions and your property’s fair market value to set a competitive rate. This requires you to extensively research the local real estate market of Quincy MA, alongside reviewing the national housing trends.
First and foremost, examine the inventory available to the buyers in the local real estate market, as a higher inventory will require you to price your home below the market value in order to reap a quick sale. However, if the market dynamics are in favor of the seller, you can choose a lavish price and still obtain offers.
Home prices are subjected to a constant and gradual rise, however, the yearly price gains are always the greatest. Be sure to examine these fluctuations while setting your listing prices.
Another element that you need to examine is the national mortgage rates, as lower interest rates will encourage buyers with the financial means to provide your listing price.
Lastly, you must conduct a comparative market analysis with homes that are similar to yours in terms of locations, property area and upgrades amongst others.
Start a Bidding War
Generally, sellers are never advised to underprice their house, however, if the goal is to generate fast cash with a quick sale, this tactic can help the seller a great deal.
Undercutting the price of the house by 5-10% will trigger a bidding war in your neighborhood, and the offers will start pouring in, ensuring a profitable and quick sale for the seller.
Sellers are advised to set their listing price at around 5-10% less than the market value of their house, and in a matter of days, they will find their house flocked with potential buyers, lining up to view the property. Sellers typically feel that they have willing left a certain amount of their profits on the negotiation table, however, this strategy is aimed at a quick sale rather than generating substantial profits. Underpriced houses sell quickly, typically within a week, and no longer than two weeks. This is a great strategy for sellers who are facing the expenses of massive repair and maintenance needs. They can simply reduce the market value and disclose the need for repairs, leaving the new buyer to attend to the repairs.
Plan B: Price Reduction Strategy
The right price is always the price that a buyer is willing to pay for your house, given its conditions, location and market value, amongst other factors. Sellers often fail to nail the right price from the beginning, and often, they end up reducing the price after being in the market for over two weeks. Sellers need to work with their agents on a Plan B that allows them to put into work a powerful contingency plan that reduces the price. Be sure to decide this price reduction with your agent ahead in time to avoid surprises and disappointments. It is advisable to test your listing price for two weeks, and then reduce the price if you fail to obtain any offers.

Living in Massachusetts, most buyers and sellers tend to hibernate throughout the winter months. Low inventory and some warmer days haven’t stopped buyers from continuing their home searches throughout 2020’s winter months though. As more interest picks up, research suggests the Spring Market is actually closer than we thought... anticipating February to be the best time to sell.
According to the National Association of Realtors (NAR), now is the time to sell. Many homeowners hold off putting their home on the market until spring, but data has shown that it could actually be detrimental by opening yourself up to more competition from other sellers.
On the South Shore, Red Door Real Estate recommends it’s never TOO early to start planning. If you’re thinking of selling in 2020, meet with a local real estate professional to evaluate the opportunities in your market. This means nailing down what day during the week you should list. New data suggests that Thursday is the most popular day for agents to debut a new home and it gets 5 times more views than subsequent days.
Ultimately, your readiness marks the best time to sell. When it comes down to it, the best time to sell is the best time for you. All kinds of personal factors can play into your decision to sell, from job changes to family changes to just generally feeling ready.2020-02-07T10:25:00-07:002020-02-07T10:29:50-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:1417Quincy Joins Over 120 Communities in Massachusetts to Ban Plastic BagsRed Door Real Estate of Quincy Massachusetts reported the passing of new legislation banning the use of single-use plastic bags effective March 1, 2020. The legislation was passed unanimously on December 2, 2019.
In addition to the ban, residents spoke in favor of a 5 to 10 cent charge for paper bags, noting they require more energy to produce than the single-use plastic, which releases more greenhouse gases into the atmosphere.
“What I said to those folks and what I will say publicly now is, ‘baby steps.’ Let’s get rid of the plastic bags first and then come make an argument about paper bags and we’ll see what happens,” Palmucci said.
The ordinance bans all retail-checkout bags made from plastic, including bags made from petroleum or natural gas and those made from biological sources such as corn or other plants. Degradable and biodegradable plastic bags are among those that are prohibited.
Violators of the ban would first receive a written warning, which would include a 14-day period to correct the violation. A $50 fine would be charged for the second violation, followed by a $100 fine for subsequent violations. The ordinance will be enforceable by police officers, agents of the Quincy Health Department and members of the Board of License Commissioners.
Reusable bags, defined as machine-washable bags made from durable materials like cotton, polyester or polypropylene with a minimum lifetime of 125 uses and capable of carrying at least 22 pounds, are exempt from the ban. Recyclable paper bags are also deemed usable, provided they are 100 percent recyclable and made from at least 40 percent post-consumer recycled content. Such paper bags need to be labelled as “recyclable” and “made from 40 percent post-consumer recycled content.” Newspaper bags, laundry and dry-cleaning bags are also exempt.
More than 120 communities across Massachusetts have enacted bans on single-use plastic bags in recent years, including Boston, Milton and Hingham. Lawmakers are also considering a single-use plastic bags statewide ban.

The median rate for the 344 communities as of Jan. 7 is $15.27 per $1,000 in assessed value, according to the latest data on the Department of Revenue's Division of Local Services. These rates are down from 2019 which was reported at $15.48 per $1,000 of assessed value. That number was up 38 cents from 2018.
Red Door Real Estate reports that Quincy’s residential tax rate is now at $12.43 compared to last year’s reported $12.55. Most surrounding suburbs are between $9 and $13. Boston currently sits at $10.56.
The town with the lowest residential tax rate rests in the Berkshires in Hancock at $2.78. Included in the lowest ten are communities on Martha's Vineyard and the Cape, as well as one of the state's biggest cities in Cambridge.

Tax bills reflect the tax rate being applied to the assessed value of the land and buildings on a given property. For example, for the owner of a property assessed at $250,000, a tax rate of $15.48 would result in a tax bill of $3,870.

If you’re planning to move in 2020, we have some good news for you! Red Door Real Estate has pulled data from some of the most trusted entities in the real estate industry when it comes to mortgage rates, home sales, and home prices to give you a better picture of what this could mean for us in Quincy, MA, Hanover MA and the South Shore Massachusetts. The results may surprise (and encourage) you!
Mortgage Rates
Projections from the experts at the National Association of Realtors (NAR), the Mortgage Bankers Association (MBA), Fannie Mae, and Freddie Mac all forecast mortgage rates remaining stable throughout 2020:Rates have stayed under 5% for the last decade. This is an incredible opportunity that many have not fully appreciated. Take a look at the average mortgage interest rates over the last several decades:

1970s: 8.86%
1980s: 12.70%
1990s: 8.12%
2000s: 6.29%
Home Sales
The same expert groups noted above see an increase in home sales in 2020, and the fourth sees the number remaining stable:Keep in mind, the lack of available homes for sale, could moderate the increase in sales.
Home Prices
Below are the projections from six different expert entities that look closely at home values and home prices: CoreLogic, Fannie Mae, Ivy Zelman’s “Z Report”, the National Association of Realtors (NAR), Freddie Mac, and the Mortgage Bankers Association (MBA).Wow. Bet you didn’t see this one coming? Each group has home values continuing to improve through 2020, with four of them seeing price appreciation increasing even more rapidly than 2019.
Is a Recession Possible?
In early 2019, a large percentage of economists began predicting a recession may occur in 2020. 50% of home purchasers who were surveyed agreed it would occur this year. The economy, however, remained strong in the fourth quarter, and that has caused many to rethink the possibility.
Red Door Real Estate’s Final Take:
With mortgage rates projected to remain under 4%, a growing demand and a limited supply of inventory- prices will continue to appreciate. The threat of an impending recession seems to be softening. It looks like 2020 may be a solid year for the real estate market. If you want to buy or sell- do it NOW!

There is just something about the ocean air.
While this may seem like a Hallmark quote there may actually be some scientific proof that living on the ocean can make you “better”. It is not a coincidence that many guided relaxations or meditation practices try to emulate being on a beach or near the ocean. Being by the ocean naturally helps to relieve stress and relaxes the body. Simply seeing a photo of the ocean has been known to reduce stress or provide a feeling of calm for the viewer.
A more profound benefit, is that the ocean air allows the body to absorb more oxygen which can actually help improve respiratory health! According to an article posted in the Wall Street Journal, the salty ocean mist can help to improve symptoms of asthma and possibly stimulate the immune system.
There seems to be no limit to how living by the ocean can make you “better”. But can living by the ocean also help elevate your “social status”? Often, the perception is that waterfront homes are more expensive than a similar home located inland, subconsciously portraying to others the appearance of being more successful if you own a home on the water. While most of the time waterfront property may be most costly, waterfront homes in Houghs Neck have been able to encompass this air of luxury while keeping home prices within reach.

The reconstruction project planned for the seawalls in Quincy MA seems to be moving along. Overall the project has been well accepted by Quincy Ma homeowners as well as city council members. On Sept 16th, Quincy MA city councilors unanimously approved a $14.32 million bond to cover most of the cost of the new seawall and 2 other related projects. This will include replacing the seawall along Adams Shore and Houghs Neck as well as improving drainage systems and a new pumping station. This project is a long-awaited relief for many Quincy residents and homeowners. It is believed that the entire project will cost $17.82 million overall so Quincy MA mayor will need to submit an additional request to the city council for the remainder of the funds to be voted on in the future. The initial approval provides enough funds to get the project started.
The project brings a light of hope to those living in low lying coastal areas of Quincy, especially those Quincy residents that were hit the hardest during the March 2018 storm. Portions of the seawall will be increased in height by 2 feet. The seawall abutting Terne Rd and Norton beach will be 4 feet taller than the current seawall. The improvements will allow for possible future additions to the seawalls should the need arise.
Thanks to the recent approval by the Quincy MA City Council, the project is due to start March 1st, 2020. However, the additional phase of the project, which includes a pumping station and drainage improvements near Terne Rd and Post Island in Adams Shore has a longer timeline. This portion is expected to take up to 2 years in the development stage. A study on the draining system of the Willows in Houghs Neck will begin in fall 2019. During the March 2018 storm, the Willows overflow caused many Houghs Neck residents to be cut off from access to and from their homes.
Funding and repayment of the bond is still being discussed. A proposal by the Quincy City Council was to utilize hotel tax funds to help absorb some of the cost of the project. Mayor Tom Koch is exploring all options.

The Quincy MA seawall reconstruction project is by far the most awaited project in Quincy, and it has been welcomed by the people who fear the hazards of flooding and destruction. This remarkable initiative will not only provide security for Quincy MA homeowners against natural calamities, but it has also ushered in a reduction in flood insurance premiums across Quincy MA.
Reconstructing the 8000 linear feet Seawall
The reconstruction project will replace the entire concrete structure of the 70-years old wall and base, replacing it with a thicker and sturdier, 6-foot concrete base, and erecting a curved concrete wall that will be feet higher than the existing wall. The first phase of the project will encompass the wall from the intersection of Sea St and Babcock Street in Houghs Neck to Chickatabot Rd in Merrymount.
The reconstructed seawall will be 2 feet higher and 15 feet above sea level. The city has also requested the Federal Emergency Management Agency to provide an endowment that would cover 75% costs of the $2.8 million project for the replacement of the Adams Shore pumping station, which had incurred damages during the severe sea storms of March 2018.
Mayor Thomas Koch has requested the city council to allocate $14.3 million worth of funds to initiate the reconstruction of the seawalls and improve drainage in Quincy’s coastal neighborhoods like Merrymout, Adams Shore and Houghs Neck. The funds also includes $2.8 million for a proposed new pumping station in Adams Shore to prevent damage like that experienced during the storm in March 2018.
The city council will wait to respond to the funding requests until fall. The reconstruction project has so far obtained permits from the conservation commission back in November but still requires other local and state permits. The second phase of the project is currently being designed and will extend into Houghs Neck from Sea Street and Babcock St to Bayswater Rd.
Impact on Waterfront Homes in Quincy
A study, jointly conducted by the U.S. Army Corps of Engineers and Quincy MA engineers, reveals that restoring the channel will restore the marshlands by allowing for a regulated tidal flow, and creating more channels to store and utilize the excess sea water triggered by the storms.
The study, which requires an 18-month period of observation costing $226,000, will review the impacts of a downsized culvert on the marshlands, alongside deliberating upon restoration developments and alternatives that will help the residents of Quincy benefit from enhanced flood control measures. Experts believe that the neighborhood requires a 2-4 foot seawall that will protect the city during a 50 or even 100-year storms.
The designs of the reconstruction project will upgrade the 14 outfall pipes, which will be added to the new seawall, and equipped with intake gates that will restrain the seawater from overflowing. Each pipe will be 16-inches wide, substantial enough to allow the storm to drain through the wall and return to the oceans. The experts have also proposed the construction of an electric pumping system to reduce the possibility of flooding in high-tide storms. Additionally the project will make the water front and beaches more accessible to Quincy Ma residents by replacing staircases and repairing access points along the seawall.
Reductions in Flood Insurance
This striking initiative has ushered in another favorable development for home owners across Quincy MA: A 5% reduction in flood insurance payments. The Federal Emergency Management Agency has upgraded Quincy to Class 7 on the community rating system of the National Flood Insurance Program.
The 5% reduction in insurance premiums will allow around 4,000 homeowners across Quincy’s flood zones to save an average of $150 per year. This will allow homeowners a sizeable financial relaxation as flood insurance payments are mandatory for homeowners living in flood zones.
The seawall reconstruction project will continue to be an ongoing improvement to the coastal communities of Quincy MA. Many potential home buyers ask themselves “should I buy a condo or a house?” If you have ever wondered this you are not alone.
One of the perc’s of buying a condo is that many of the maintenance items are covered under your monthly condo fee. A condo can also offer you access to amenities such as a pool or a fitness center. For this reason a condo is a very attractive idea for many potential home buyers. If you are looking to buy a condo in Hull, MA you have many options to choose from. Every condo complex in Hull is unique and offer a variety of amenities. As a potential home buyer you should also consider not only how much the monthly association condo fee is but also what is covered in the condo fee.
The Hull MA real estate market can offer a variety of condos in a variety of styles to attract to many home buyers. If you are looking to buy a condo in a smaller building you should consider a low-rise or mid-rise condo building. The Hull MA real estate market can offer you popular options such as - The Island View Condominiums on Nantasket Ave and The Marlboro House at 132 Bay St Hull or a converted brick building like the condo located at 834 Nantasket Ave Hull.
If you are looking for a larger complex, a high rise condo building may be what you are looking for. Hull offers high rise condo options such as Nantascot Place at 155 George Washington St Hull, The Horizons on the Beach at 9 Park Ave Hull and The Seawatch condos at 20 Rockland House Rd Hull.
A more elite and resort style of living can be found at the condos on Spinnaker Island. Spinnaker Island offers a high rise condo building, The Harbor House at 1 Commodore Ct and a number of waterfront townhouse condos overlooking the ocean on Marina Dr, and Spinnaker Hill Ln.
So… with so many condo options in the Hull real estate market how do you decide which one is right for you?
As you start viewing condos for sale in Hull MA and learn the unique characteristics of each of the condo complexes in the area you can begin to evaluate the square footage of the unit, the price and the monthly condo fee or Home Owners Association Fee (HOA). The monthly condo fee will vary greatly from building to building as well as from unit to unit within the same complex. The condo fee is based off the individual unit square footage or the “percentage of ownership” for each unit. The condo owner is responsible to pay the monthly condo fee which is the unit’s percentage of the overall building or complex expenses. The overall expenses will vary depending on what the condo offers for amenities as well as if any utilities are included in the fee.
At initial glance, some condo fees may seem extremely high compared to other complexes, but they are not always what they seem. The condos located on Spinnaker Island, for example, can be misinterpreted by a home buyer as having a high condo fee; however once you take into consideration all that the condo has to offer the fee is a lot more manageable. For residents their overall living expenses are reduced because most of the major costs are covered in the monthly fee. The condo fee at 1 Commodore Ct Hull covers the heat and hot water so each unit owner is only responsible to pay their own electricity. Master insurance, snow removal, landscaping and road maintenance is also included.
Harbor House offers residents one of the nicest fitness rooms and has recently been updated with new equipment. There is a gorgeous in ground pool that sits overlooking the ocean. With access to a private beach and the ability to store your kayaks and bicycles in the building residents can keep active. Spinnaker Island does host monthly gatherings for its residents as well so there is always something to exciting to do. On average unit owners at Harbor House can expect to pay $0.66 a square foot as their monthly HOA fee. But how does this compare to other condos in Hull?
Harbor House Condo on Spinnaker Island Hull – 1 Commodore Ct
Average monthly fee per square foot - $0.66
So a condo that is 1375 Square Feet would have a condo fee of $901
Sea Watch Condo located at - 20 Rockland House Rd Hull
Average monthly fee per square foot - $0.60
So a condo that is 1070 square feet would have a condo fee of $620
Sea Watch Condos does offer residents a fitness center/gym and the monthly fee does include heat and hot water.
Nantascot Place located at - 155 George Washington St Hull
Average monthly fee per square foot - $0.71
So a condo that is 1175 square feet would have a condo fee of $835
Nantoscot Place does offer amenities such as a pool and a gym; however the condo fee does not cover any utilities (like heat or hot water).
Taking a look at the condo fee proportionally as it relates to the square footage and amenities will help home buyers see the true value of each unit or condo complex.

2018 was another record setting year for real estate in Quincy MA as well as real estate in Hoighs Neck Quincy MA. Much like 2017, single family homes, as well as condos throughout the city were selling like hot cakes, and Houghs Neck was no different. The average single family home in Houghs Neck sold for $416,000, which is slightly higher than the average home sale in Germantown ($392,000) and Adams Shore ($400,000).
But it wasn’t all good for real estate in Houghs Neck. 2018 was, in some ways, a very trying year for our beloved neighborhood. With the massive Nor’ester in March 2018, property values were affected slightly and home buyer confidence in coastal areas did decrease as well. However, low housing inventory throughout the city helped boost homebuyer confidence in Houghs Neck before year end. Many homebuyers continue to be attracted to this area due to the lower price of ocean front homes (as compared to other parts of Quincy MA and surrounding cities).

“While there has been some talk of a slight downturn in the real estate market in 2019, with everything that Houghs Neck has to offer we can only remain confident that things will continue to look up,” states Madelene Cheney Broker/Owner of Red Door Real Estate located at 222 Sea Street. Sea Street is the main corridor leading to the Houghs Neck section of Quincy. Red Door has close ties to Houghs Neck with more than half of our agents either living in Houghs Neck or "grew up" in Houghs Neck . Learn more about Red Door agents and how we can help sell your Houghs Neck home.

Quincy MA real estate market report - 2018 was another record setting year for real estate in Quincy MA. Much like 2017, single family homes sales in Quincy MA, as well as condos in the city were selling like hot cakes. Many banks and lenders have begun to loosen their terms, offering a variety of loan programs including low down payment conventional mortgages which opened the playing field for more buyers. This helped increase the number of potential pre-approved homebuyers, however the unfortunate thing is they were all fighting for the same homes. The housing inventory continued to stay low so with few options of homes to purchase this created the perfect equation for bidding wars throughout the city. “One of the biggest complaints we have heard from buyers and real estate agents is that inventory levels were low, which caused many home buyers to get discouraged and, in some cases, shy away from this competitive housing market completely,” explained Madelene Cheney, broker/owner of Red Door Real Estate in Quincy MA.
One indicator that displays how competitive the Quincy MA real estate market was in 2018, is the number of days a home stayed on the market. On average, a home would be on the market for only 24 days before accepting an offer to purchase and spend only 37 days on the market before having an actual sales contract signed. It is important to track both “days to offer” as well as “days on the market” since there is a slight chance that even though a seller has accepted an offer on their home that buyer may not proceed with the transaction. Sellers can continue to show the home to potential back up buyers during the period after an offer is accepted. However, once the actual purchase and sales contract is signed on a home, both the buyer and seller are locked into that transaction.
The average single family home sold for $510,000, which is up 9% from 2017 when the average single family sold for $466,000. While the total number of condo sales were down in 2018, the average price for a condo in Quincy continued to rise, coming in at $399,000. Multi family homes, had an average sale price of $711,000 throughout Quincy. Despite the increase in their sale price, multi family homes continue to be a great investment since the rental market in Quincy has also skyrocketed. “Throughout Quincy, properties sold for 101% of their list price, that is something we have never experienced on such a consistent basis, in the local market,” states Madelene Cheney. “So far the market for 2019 is not expected to progress at such an aggressive rate as the past few years. It will be interesting to see what the Quincy MA 2019 real estate market has in store.”
Red Door Rea Estate is a family owned boutique real estate company located at 222 Sea St in Quincy MA. Owner Madelene Cheney is well respected as both a top producing real estate broker in Quincy, as well as a business owner in the city.

Potential homebuyers are always cautioned to be aware of mortgage lending standards and the difficulty they might face when trying to obtain a mortgage. Credit availability is expanding, making it easier to get a mortgage now than it was a year ago. The market is still tight however, and homebuyers should be prepared to shop around until they find a lender who is offering something that will meet the needs of their family.
Mortgage lending companies have high standards so it is important to make sure you and anyone else who will be included on the mortgage have their credit in check. The mortgage market is strict because lenders do not want to be put in a situation where they are forced to repurchase loans that are not paid on. They also do not want to end up in a litigation situation due to loan issues.
What Has Happened to the Number of Mortgages?
Due to the strict nature and requirements of the lending companies, the number of mortgages given out has significantly dropped. A report by the Housing Financial Policy Center at the Urban Institute showed that about 6.3 million fewer mortgages were given out between 2009 and 2015. The reasons behind this statistic are strict regulations and policies. These mortgages would have been granted if the lending standards where more reasonable.
Mortgage companies rely on calculations to determine if a home buyer will become delinquent on their payment. They will not give you a loan if you are too much of a risk for them. Credit history has a huge impact on this decision since lenders can see how often you pay back your debts. The history they receive is extensive. This view into your financial past causes lenders to take less risk when lending to you for your mortgage.
The Effect on the Economy
The housing market is recovering at a slower pace than it should since less potential homebuyers are being offered loans. While the market is still recovering with positive trends, fewer buyers can create a strain on other economic factors like home goods or construction jobs. Bottom Line
After the housing market boom and bust, mortgage lenders became stricter in their lending standards. It is not impossible to get a mortgage loan, but it can still be difficult for potential home buyers. Stay on top of your credit and make sure you and anyone else who is applying are in a good financial position so you can be approved for a loan. It is important to research different companies and their requirements to ensure success in getting a mortgage.2018-08-27T13:28:00-07:002018-08-27T13:39:08-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:956Why You Should Consider Selling in the Winter
The season you sell your home can have an impact on how much you get for your home and how quickly it sells. The season that has the most success in selling homes is spring. This is a good time of year for families moving to new school districts and is also more convenient weather for moving. Because of this trend, most people will recommend waiting to list your home until after the winter is over. Avoiding the winter is a huge misconception in the housing industry and can cause homeowners to miss out on opportunities.
Selling in the winter can give you a few advantages. There will be fewer houses on the market since most people assume winter is a bad time to sell. This gives your home more attention. Potential buyers are always looking no matter the time of year. Keeping your house on the market in the winter might bring the right buyer to your door. Real estate agents also tend to be less busy during these months and commit more time to getting your home sold.
Studies have shown winter buyers are buying because they need to move right away either for a relocation or personal situation. They will want to close quickly and allow for a much smoother sale.
Bottom Line
If you need to sell your home right away, or have some time but want to see what is out there, consider listing in the winter. Most homeowners who are going to sell will list their home in the spring, making for a competitive market. The winter allows buyers who are in a hurry to move consider your home and sell for more money than you would have in the spring.2018-08-27T13:28:00-07:002018-08-27T13:39:01-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:955Common Things to Look Out for Before Buying Your Dream Home
It is easy to become overwhelmed when you enter the home buying market. Friends, family, colleagues, and even acquaintances will give you their opinions if you are a first time home buyer. While most of them are looking out for your best interest, they are not fully aware of what is happening in the housing market.
It is important for you to be prepared and have your own questions ready. No matter what other opinions you are getting, you are the one buying the home and your comfort level will help make your final decision. Here are three important questions to ask before you purchase a home.
1. Why am I Buying a Home?
Regardless of the finances, it is important to think about what made you want to buy a home in the first place. Usually the reasons don’t have to do with money. Instead, home buyers are focused on how the house will impact their family in the future. A study done by the Joint Center for House Studies at Harvard found there are four reasons people buy a home. Those reasons include schools for your children, a safe environment, more room for your family to grow, and control of your own space.
These factors are the most common reasons people look to buy a new home. When you ask yourself why you are looking to purchase a home, do any of those factors come up? Spend time with your spouse or family members who are involved in this decision and determine why you want a home in the first place. Creating this list will help when searching for a home and can help your real estate agent find the best home for your needs.
2. What is the Trend with Home Values?
Our current economy and housing market is strong. That means home values and mortgage rates are increasing. If you are looking to purchase a home but want to stay within a budget, it may be in your best interest to move quickly. It is forecasted for these trends to continue in an upward motion, causing home values to continue to increase.
3. What About Current Mortgage Rates?
The ticket price is not the only thing you should be concerned with when purchasing a home. Mortgage rates are always changing and can have a huge impact on your monthly payments. Current trends show mortgage rates are rising. This is something to consider if you are debating the right time to purchase a home, since the rates may be even higher down the road.
Bottom Line
You and your family are the only ones who can determine the right time to purchase your dream home. It is important to decide exactly why you want a new home for your family and decide on a budget that will be comfortable moving forward. This budget may affect the amount of time you have to search for a home, since home prices and mortgage rates are increasing. 2018-08-27T13:28:00-07:002018-08-27T13:38:54-07:00Madelene Cheneytag:reddoor-re.com,2012-09-20:954Will Increasing Mortgage Rates Impact Home Prices?
There has been some discussion recently on home prices in relation to mortgage rates. Some believe if there is a rapid rise of mortgage rates, home prices should decrease. Logically it makes the most sense for the price of the house to drop when interest rates are rising, but this is not always the case.
This theory of home prices decreasing is typically discussed by future home buyers. As a buyer you would like to think if you are paying higher rates on your mortgage, you should be able to see a decrease in cost somewhere else. Unfortunately, these rates are rising because the economy is in better shape. As the economy succeeds, incomes rise, rates go up, as well as the price of the home.
A recent study by the John Burns Real Estate Consulting found mortgage rates have very little impact on the cost of the home. The housing market and price increases are affected by things like job growth in the area and rising wages. Coincidentally, these same factors are causing the rise in the mortgage rates since people can afford to take out more.
Bottom Line
As the economy progresses and strengthens, mortgage rates and home prices will fluctuate. It is a misconception as rates increase, home prices will decrease. Advances in the economy have shown that rates and home prices are more likely to increase together.2018-08-27T13:28:00-07:002018-08-27T13:38:46-07:00Madelene Cheney
